So why shouldn’t I Open List?

More so now than ever before, Open Listing your home will cause more harm than good. Take the 4275 Post Code as an example. When you search listings on www.realestate.com.au you will see 291 properties for sale. You then discover there are only 1,391 properties in the postcode and there were only 53 sales in the past 12 months. Maybe you ask yourself ‘why are20% of the properties for sale in this area”? Or ‘Why is there 6 years supply of properties for sale in this area?’ Perception is most people’s reality and to see such an oversupply in an area, does great harm to those people who genuinely want to sell.

Even worse, you search properties For Sale in Canungra and you see 219. You then research the number of properties in Canungra and discover there are 527 properties in Canungra. Shock, horror, why is almost half of this town on the market? Well, it’s actually not, but the problem is every agent lists every property in the 4275 postcode under Canungra. Why? So it looks like they have more listings and so they get more people looking at their listings. But is that really fair to the people who own in Canungra? NO! Why even bother to have the ‘search surrounding suburbs’ check -box, or the ability to search in one postcode when you can just list every property as being in Canungra?

So add all the above and what you end up with is a massive melting pot for prematurely bursting the bubble of the property crash!
