You decide to take your property off the market. You ring your agent and then send him a letter terminating the listing. Down the track you decide to list your property with another agent. Did you check to see if the first agent took the listing off the internet?
Sadly, there are agents out there who for whatever reason, continue to market properties for sale, despite not having the right to do so. You may think this is not really an issue, but think again. What would a buyer think if your house was the only one for sale in a certain price range? If it was, there would be some sense of urgency for the buyer to call the agent to see it or perhaps even buy it! But when the property is listed more than once (maybe without your knowledge), you the seller are missing opportunities. But more to the point, it’s your house and if you want one agent handling the sale, shouldn’t you have that right?
